Rent includes basic internet and water. Electricity is lessee’s responsibility. I usually do a prepaid electric and if the bill is higher it’s the responsibility of the tenant to pay the extra or if it’s lower I give them a credit. I can be a little flexible on the rent if it is a long term rental.
